Offer to Move-in, a step by step guide:

Okay, so you’ve viewed a property to rent with us – and you liked what you saw. You’d like to place an offer and are wondering how the process will go, look no further:

If you let us know you’d like to make an offer, we will ask you to provide the following details

•⁠  ⁠Full Name(s)

•⁠  ⁠⁠Length of tenancy

•⁠  ⁠⁠Ideal move in date

•⁠  ⁠⁠Monthly price 

•⁠  ⁠⁠Payment frequency (such as monthly, quarterly, 6 or 12 months in advance)

•⁠  ⁠⁠Email address(es)

•⁠  ⁠⁠Any special conditions (such as addition or removal of any furniture, permission for a pet etc)

 

Once we’ve received this from you we will put your offer forward to the landlord immediately. There may be some negotiation, but rest assured we will do our best to find an agreement that benefits all parties. 

 

After your offer has been accepted by the landlord, we will ask you to send a one week holding deposit to our client funds account. Following the receipt of the holding deposit we will cease marketing the property and begin the referencing process. The holding deposit is one weeks rent, calculated at: Rental amount x 12 / 52. For example if one months rent is £2,500, the calculation would be £2,500 x 12 = £30,000 / 52 = £576.93.

 

Once the referencing has been completed, and the referencing agents have generated the referencing reports we will send the reports to the landlord for approval.

 

Following the go-ahead from the landlord, we will draft the tenancy agreement and send it out for signing. Once signed by all parties we will request the first rental instalment and 5-week security deposit (minus the one weeks rent we’d have already received) prior to the start-date of the tenancy.

 

We will then meet you at the property on the day of move-in and handover the keys to you.
